Why I Wrote This Book

"This book began with a simple experience. Shortly after my wife and I purchased our first home in a planned community, we attended an early HOA meeting. I raised my hand to ask a basic question and that moment changed everything.

By the time we left the meeting, I had been elected as the initial homeowner representative on the HOA board, alongside directors connected to the builder. Like many homeowners, we had purchased into an HOA with very little understanding of how it worked. We liked the home, the location, and the idea of maintenance-free living, but we did not yet grasp the structure, authority, or responsibilities of the association.

Over time, I learned firsthand how HOAs operate by serving in nearly every volunteer role and eventually working as a professional community manager. Through those years, I saw where homeowners struggled most, especially buyers who entered HOAs without knowing what questions to ask or what obligations they were taking on.

I wrote this book to share those real-world lessons, to close the information gap I witnessed repeatedly, and to help HOA owners join their communities with confidence and informed participation."

Chuck has made it his mission to provide clear, actionable guidance to help owners navigate the complexities of HOA ownership.

Throughout his career, Chuck has handled all aspects of HOA management, from financial oversight and covenant enforcement to board governance and architectural control. His practical knowledge forms the foundation of this book, where he shares lessons learned over decades of experience and helps owners recognize key issues and take the right steps to protect their property and investment.
